Buying or selling a house and Radon

If you are buying in an affected area, most homes will be perfectly safe and unaffected. Unfortunately, the only way to find if there is a problem is to have a Radon test. If the test shows positive, levels can usually be reduced quite easily with simple and reasonably inexpensive procedures.

If you are selling a house, you may be asked to produce a test report by prospective buyers.  

Most conveyance transactions by solicitors will require evidence of a recent radon test as part of the sale agreement.

 





 

 

How to test for Radon

Radon is usually measured using detectors that are are left in the property for three months.

This is a very accurate test, but a little time consuming if you are selling your home.

Envirotek are now offering a fast track test prior to selling. This procedure will enable sellers to have a Radon report as evidence for the purchasers solicitor within ten days.

Radon levels can fluctuate due to environmental factors. If the result of this short term test shows below the UK safe level of 100 Bq/m³, remedial measures are not required.

It is recommended a long term test should be undertaken if the levels are between 100 - 400 Bq/m³.

What is Radon?

Radon is a gas which occurs naturally in most parts of the UK, but at different levels of concentration. It is slightly radioactive, odourless and invisible to the eye. Special devices and tests are needed to detect it.

Radon seeps out of the ground and outdoors it is diluted to minimal levels and poses no risk. In buildings however, the gas can be trapped and cause the gas to build up to high concentration level creating a serious risk to health.

After smoking, it is the second largest cause of lung cancer deaths in the UK. The risk of developing lung cancer is dependent on the persons exposure to the gas over many years.
